We can only recommend a few small developers and builders, as unfortunately many have been building illegally, using poor quality materials and unskilled workers, not finishing off urbanizations, selling properties with mortgages still attached and various other bad practices. This has been done with the full knowledge of some Anglo/Spanish agencies who encourage prospective buyers to come to Spain on organized inspection trips, at a low cost, usually arranged from property exhibitions in the United Kingdom.

These agencies arrange special deals with the more unscrupulous developers, adding hidden commissions to the sales price in excess of 20%.

Unfortunately for the honest smaller established real estate agents in Spain, these greedy and immoral agencies often advertise properties at prices lower than any that are actually available, thereby encouraging people to go with them under the mistaken impression that they will be getting the best deal, when in fact they will be paying through the nose.

However there are some honest builder developers who take a pride in their projects and we try to ensure that only these companies are recommended.

It is also important that you are accompanied by one of our recommended agents, who have in place legal departments with many years of experience in property conveyance and can also help with the red tape, making sure that all documents relating to the purchase of a property are scrutinized for anything that would not be acceptable and that any current loans, embargoes mortgages etc. are paid up before completion.
