Inspection Trips

We do not recommend you coming to Spain with an organized inspection trip arranged from a property exhibition , as the properties being offered all carry undisclosed high commissions to fund the cost of these trips and also the non buyers who use them for a cheap holiday.

This means you not only pay through the nose, but do not usually get to see the most suitable properties.

By letting us know in advance when you coming direct to Spain and  when and where, the type of property you require, the location and sales price; we can ask our property finders and collaborators to organise  for you to visit the most suitable properties.

New or Re-sale?

Although it is very nice to move into a brand new property, we would advise at present, to consider re-sale properties, or key in hand (finished but unsold) properties, and where certificates of habitation (cedulas) have been issued to the property owners.

Not having a certificate of habitation precludes the owner from legally selling the property or being able to register on the padron (voters list and proof of residency) which in the Valencia province would mean not being able to take advantage of free health care for example.

The reason for this advice is, that we are of the opinion that the building boom is now over. The last time this happened (from 1989- 1994) many new developments were left half finished, the developers having borrowed large amounts from the banks to fund the enterprises and not being able to sell them, literally ran away leaving many people living in a building site or having paid a deposit for a property not completed.

Now the prices of re-sale and unsold new properties are being forced down, resulting in many bargains, where vendors need to sell quickly.

Looking for the most suitable property

Let us know when you intend visiting Spain, the type of property, kind of location, amenities you require and of course the price you wish to pay and we can arrange for our property finders to provide the most suitable dwellings. In addition we can collect you from either Alicante or Murcia (San Javier) airport and also arrange accommodation for you.

If you purchase a property through one of our collaborators you will be refunded the cost of a frills free flight and  accommodation expenses for four days, on completion at the notary office.

EXPENSES

It is normal to allow 10% of the property value declared in the escritura for the additional buying costs which covers three taxes, two fees and charges from an abogado (solicitor).

Made up of:

Transfer Tax or IVA (Value Added Tax) 7%

Plus Valia tax 0.5% (increase in land value since last transaction)

Notary fees 0.5%

Property registry fees 0.5%

Charges from an abogado 1.0%
